First Mortgage Programs
Fixed Rate Mortgage Programs with terms from 10 years through 40 years
Fixed / Adjusted Rate Mortgage Programs Interest Rates are Fixed from 1 year to 10 years.
After the Fixed Rate Period is over the loan turns into a one year adjustable.
Interest Only Mortgages, Fixed Rate and Adjustable Rate Interest Only Mortgages are available.
Pay Option ARM Mortgage Programs, The borrower has the option of paying a minimum rate
(usually 1% for primary and second homes), interest only or fully amortized paying principal and
interest. This option is available each month so the borrower can pay more when funds are
available and the minimum payment when money is tight. This program is available for all occupancy types.
No Income Verification Loan Programs. For all occupancy types.
No Income/No Asset Verification Programs. For borrowers who cannot verify their income or assets
these programs require No Verification of Income or Assets. Employment must be verified with no
reference to income. Other programs available do not require employment verification as well as No
Income and Asset Verification.
Construction Loans. We offer the widest variety of construction loans, We have a one-time construction
to permanent loan. We also have construction only loans. We can tailor an end loan based on your
needs at the time of your Certificate of Occupancy, not when you are applying for the construction
loan, This allows maximum flexibility in your construction loan and your end loan.
Jumbo Mortgages.We have mortgage amounts that will go to $5,000,000.00. We have these mortgages
available for all occupancy types. These loans can be full documentation or stated income/asset programs.
Sub Prime Loans. We have mortgages available for borrowers with not so perfect credit. Please
keep in mind that these types of mortgages require manual underwriting, This means that these are
not fast mortgages to close. We recommend a 30-day commitment date and a 60-day closing date.

Second Mortgage Programs
As of the date this Website is being developed Benchmark Mortgage Inc. has an application in
with the New Jersey Department of Banking and Insurance.
However, when we have our license for second mortgages we will have the ability to do Piggy
Back Mortgages that will allow higher Combined Loan to Values and eliminate Private Mortgage Insurance.
Check this site often as we expect to have this license by the end of 2005.
